Electrical Inspections & Consultations

Professional Electrical Inspections

Whether you're purchasing a home, planning renovations, experiencing electrical concerns, or simply want to understand the condition of your electrical system, our comprehensive electrical inspections provide you with a complete evaluation of your home's electrical infrastructure.

Unlike a standard home inspection, our inspections are performed by experienced electricians who understand how residential electrical systems are designed, installed, and maintained. We thoroughly inspect your electrical system, explain our findings in clear language, and provide honest recommendations based on safety, reliability, and current industry standards.

Before We Begin

To better evaluate your home's electrical system, we gather important information about the property, including:

  • Year the home was built
  • Previous additions or renovations
  • Known electrical upgrades
  • History of electrical problems or repairs
  • Future electrical needs or planned remodeling

This information helps us identify the types of materials used throughout the home and understand how the electrical system has evolved over time.

What Our Electrical Inspection Includes

Electrical Service

We inspect the entire incoming electrical service, including:

  • Utility service entrance (overhead or underground)
  • Meter base
  • Service conductors
  • Main disconnect
  • Service capacity
  • Overall condition of the service equipment

We verify that the service is operating properly and determine whether the existing electrical service is adequate for the home's current and future electrical demands.

Electrical Panels & Load Centers

The electrical panel is the heart of your home's electrical system.

Our inspection includes:

  • Main service panel
  • Subpanels
  • Circuit breakers
  • Panel condition
  • Manufacturer information
  • Proper labeling
  • Available circuit capacity
  • Signs of overheating, corrosion, or improper installation

We also identify older equipment that may no longer provide the level of safety and reliability expected today.

We generally recommend replacing older fuse panels and electrical panels that are more than 50 years old. Modern load centers provide improved safety, greater capacity, easier expansion, and better protection for today's electrical loads.

Branch Circuit Wiring

We inspect the home's wiring system, including:

  • Wiring type
  • Circuit layout
  • Circuit condition
  • Grounding
  • Electrical connections
  • Visible wiring defects
  • Overall system performance

All accessible circuits are tested to verify proper operation.

If older two-wire systems or aging wiring are present, we will identify the affected areas and explain their limitations.

The National Electrical Contractors Association (NECA) recommends evaluating and updating electrical wiring that is more than 50 years old, as aging insulation and outdated wiring methods may present increased safety risks. We can estimate what percentage of the home's electrical system would benefit from rewiring and discuss available options.

Devices, Lighting & Protection

We inspect the home's electrical devices, including:

  • Switches
  • Receptacles
  • Lighting fixtures
  • GFCI protection
  • Grounding
  • Device condition
  • Circuit operation

We determine whether modern safety protection is installed where required.

We commonly recommend installing Ground Fault Circuit Interrupter (GFCI) protection in:

  • Bathrooms
  • Kitchens
  • Countertop receptacles
  • Garages
  • Outdoor locations
  • Laundry areas
  • Other applicable wet or damp locations

Some older homes were not originally wired in a manner that allows modern GFCI protection without additional wiring upgrades. When applicable, we'll explain the available solutions.

NECA also recommends replacing electrical devices that are generally 20 to 30 years old due to normal wear and improvements in electrical safety.

Major Electrical Equipment

We inspect the electrical connections and condition of major household equipment, including:

  • Electric range
  • Oven
  • Dishwasher
  • Garbage disposal
  • Microwave
  • Refrigerator circuits
  • Washing machine
  • Electric dryer
  • Water heater
  • HVAC equipment
  • Other permanently installed electrical equipment

We verify that equipment appears to be properly supplied and operating as intended.

Detailed Inspection Report

Following the inspection, you'll receive a detailed explanation of the overall condition of your electrical system, including:

  • Current condition of the electrical system
  • Safety concerns
  • Recommended repairs
  • Recommended upgrades
  • Estimated remaining service life
  • Maintenance recommendations
  • Opportunities for future improvements

Our goal is to provide honest, practical recommendations—not unnecessary sales pressure. If repairs are needed, we'll explain why they're recommended, prioritize them based on safety and reliability, and answer any questions you may have.

Many systems simply require routine maintenance or a few updates to continue providing years of dependable service.
